SUMMIT COUNTY MARKET STATS

OCTOBER 2017

In October, 237 residential transactions closed making it the busiest month so far in 2017 for Summit County real estate. Total sales volume from these transactions is $173 million, which takes year-to-date residential sales volume to $1.14 billion, a 30% increase over this time last year. By comparison, in 2015 and 2016, the billion dollar sales mark was not reached until the end of December.

In the luxury market, 41 properties priced $1 million and above sold in October. This brings the year-to-date total to 276 luxury sales and represents a 61% increase in luxury transactions from 12 months ago. Land sales are also up substantially. There have been 140 sales of homesites so far in 2017 compared to 100 at the end of October 2016.

Average residential sales price has risen to $699,407 and $431 per square foot. Residential properties are selling in an average of 54 days and for 98% of list price.

Available inventory as of November 1st consists of 351 residential properties and 206 homesites, for a total of 557 available properties for sale in Summit County. Broken out by area, this includes 277 in Breckenridge, 30 in Copper, 18 in Dillon, 27 in Frisco, 59 in Keystone and 146 in Silverthorne.
