SUMMIT COUNTY MARKET STATS

November 2016

 

As we near the close of 2016, residential real estate sales are approaching the $1 billion mark, reaching $990 million in November. There were 186 residential transactions in November, 20% more than November 2015. November residential volume is up considerably (24% over last year) at $115.1 million for the month. Year-to-date, transactions have increased 1% to 1,671 closed transactions while total volume is 6% higher. Sales of luxury residential properties $1 million and above have grown slightly more (8%) with 197 transactions for the year.

 

The three-month average of residential sales price and price per square foot are both up by 5% over last November. The average residential property in Summit County is selling for $611,741 and $381 per square foot. Sold price versus list price is 98% and days to sell is averaging 71 days.

 

On December 1st there were 627 residential and land listings for sale in Summit County (358 residential and 269 land). This number has dropped 20% since December 1, 2015.

Race of the Santas in Breckenridge this weekend

It’s not easy being Santa at nearly 10,000 feet — or his wife, or reindeer. Nonetheless, Breckenridge attracts more than 500 Santas and Mrs. Clauses, or that is, people dressed as the big red guy and his wife and his elves, at Race of the Santas. Kids (dressed as reindeer or mini Santas, of course) run too. This year’s event takes place Dec. 3, along with the Lighting of Breckenridge. It’s one of many holiday events taking place throughout December.

Though the Race of the Santas only stretches for six blocks down Breckenridge’s Main Street, “everyone says it’s the toughest six blocks they have run,” said Sandy Metzger, events director for the Breckenridge Tourism Office. “Running at almost 10,000 feet in a Santa or holiday outfit adds to the challenge. There are a few people who sprint the race, but the majority jog or walk the course. They’re just out to have fun and raise money for a great cause.”

The cause: Breckenridge Outdoor Education Center, which provides life-changing outdoor learning experiences to people of all abilities. The race has raised more than $8,000 for past beneficiaries since the event began.

SUMMIT COUNTY RESIDENTIAL SALES REACH $1 BILLION IN 2015

Summit County residential sales volume reached the $1 billion mark this December for the first time since 2007. With $1.02 billion in residential real estate sales in 2015, sales volume is up 22% over the previous year. In comparison, the number of residential transactions was up by less (13%) pushing the average sales price higher. The average price of a residential property is currently $568,082, up approximately $50,000 from the December 2014 average. Residential price per square foot rose 7% since last year to $363.
