SUMMIT COUNTY MARKET STATS NOVEMBER 2017

As we near the close of 2017, residential real estate sales have surpassed the $1 billion mark in Summit County, reaching $1.27 billion year-to-date as of November 30th. This number is totaled from 1,821 closed transactions with an average sales price of $721,396 per transaction. Year-to-date, the number of transactions is up 9% and sales volume is up 28% compared to 2016.

During the month of November, there were 182 residential transactions recorded, which is down slightly (2%) from last November. Alternatively, November residential sales volume is up 15% over last year at $132 million for the month. Average sold price versus list price is 98% and, on average, residential properties are selling in 53 days.

Sales of luxury residential properties $1 million and above have grown significantly this year, with 301 transactions so far in 2017. This represents a 53% increase over the 197 transactions recorded from January-November of 2016.

Available inventory as of December 1st consists of 328 residential properties and 188 homesites, for a total of 515 available properties for sale in Summit County. Broken out by area, this includes 260 in Breckenridge, 31 in Copper, 23 in Dillon, 25 in Frisco, 55 in Keystone and 122 in Silverthorne.
